01Shenzhen Urban Rail Transit Phase V Construction Plan Second Publicity
On September 5, the environmental impact assessment of "Shenzhen Urban Rail Transit Phase V Construction Plan (2023-2028)" was announced for the second time. This plan details the station and depot of 13 subway lines.

On September 8, Ernst & Young and the Urban Land Society jointly released the White Paper on Real Estate Technology in the Greater Bay area, with the theme of scientific and technological innovation and digital transformation of the real estate industry in Guangdong-Hong Kong-Macau Greater Bay Area (Greater Bay area). 01Planning of Urban Renewal Unit in Guangxi Industrial Zone, Dalang Street, Longhua District
The urban renewal unit project of Guangxi Industrial Zone is located to the north of Longhua Construction Road and to the west of Industrial Road in Dalang Street. The urban renewal unit covers an area of 37425.3 square meters, and the demolition area covers an area of 37037.8 square meters, including 21939.5 square meters of development and construction land (including 2994.9 square meters of sporadic land).
The planned total volume of the renewal unit project is 158020 square meters, including 42120 square meters of residential buildings (including 9750 square meters of public rental housing), 18930 square meters of commercial, office and hotel buildings (including not less than 950 square meters of commercial and cultural facilities), 64670 square meters of factory buildings and 19890 square meters of industrial supporting rooms (including 19890 square meters of supporting dormitory areas).

The unit is located in the southwest of Liuhe Community, facing Vanke Jinyu Tixiang Residential District in the east, Lanzhu West Road in the south, Hekang Road in the west and Xinhe Road in the north. The area to be demolished is about 5.34 hectares. Shenzhen Pingshan Xinhe Joint Stock Cooperation Company has applied to our bureau to incorporate the urban renewal unit into Shenzhen's urban renewal unit plan.

The special plan for the urban renewal unit has been reviewed and approved at the 16th meeting of the Architecture and Environmental Art Committee of Shenzhen Urban Planning Commission in 2020. The demolition land area of the renewal unit is 343258.8 square meters, of which the development and construction land area is 195562.1 square meters.
The overall planning of the renewal unit includes five areas in the north, middle, east, south and south, and each area is implemented as a whole. 10 Urban Renewal Unit in Tantou Area of 107 Development Belt (planned adjustment)
The project is located in Songgang Street, Baoan, and has been included in the "2022 Shenzhen Baoan District Urban Renewal Unit Plan Second Batch Plan". The demolition area is 697946 square meters, and the renewal direction is residential land, ordinary industrial land, commercial land, and new industries. Land and other functions, the area of new industrial land shall not exceed 20% of the final approved industrial development and construction land area.
No less than 170381 square meters of public interest land (including protective green belts, urban roads, public green spaces, land for educational facilities, land for cultural and sports facilities, etc.) shall be implemented within the scope of land for demolition and reconstruction.
